Performance Partners Acquires Linda Vista Apartments in Dallas

Dallas—A Performance Properties LLC -headed partnership has purchased the 370- unit Linda Vista Apartments in North Dallas. With this acquisition and the previously purchased Vista Buena Apartments , the partnership has added nearly 800 units on 27 acres along the Cottonwood Trail, a hiking and biking amenity, since late last year. Both communities are situated in a neighborhood renowned for its easy freeway access in all directions. The properties are located in the northwest quadrant of the $261 million High Five Interchange, Dallas- based Performance Properties reported . Across its 18 buildings, 35-year-old Linda Vista Apartments features a mix of efficiencies and one- and two- bedroom units averaging 667 square feet in size. Performance Properties is in the process of completing a $1 million renovation at Vista Buena, and will soon launch a $700,000 renovation of Linda Vista. Though the 80- acre residential complex ’s 110 red brick, cruciform-shaped buildings were constructed 70 years ago this month, their imposing facades are hiding an intense network of systems that, since 2011, have allowed the development to reduce its on- site carbon emissions by 6.8 percent, equal to over 17 million pounds of coal saved. To put this in perspective, that’s roughly the same savings as 3,000 drivers deciding to bike or take the train for an entire year or planting a forest of 400,000 trees. With the recent sale of the building to Intervest owner Steve Nail , that project — tentatively named Preservation Crossing — is back on track. "Mr. Nail held rights to the property through legal option for more than four years," said Andrea Saffle, executive director of the  Historic Hattiesburg Downtown Association .
