Long Island Real Estate is Changing

Image
The Ronkonkoma Hub could create a reverse commute from New York City image: tritec They’ve been called the selfie generation, entitled and lazy. But Millennials are now the largest generation and, after a decade of moving away from New York’s metro Long Island region , they are beginning to stick around. The number of people aged 20 to 34 living on Long Island rose 7 .6 percent from 2010 to 2015 according to a report released by Long Island Association in June. Despite the stereotypes, experts see the increase as reason for optimism. “It’s vitally important, particularly for businesses that make their home here,” said Robert Loscalzo, the chief operating officer of Tritec Real Estate Company, which specializes in the type of mixed-use housing this generation favors. “You need a vibrant workforce and from the standpoint of job creation it’s vital that companies have a source of labor.” But a home doesn’t necessarily mean a house, especially for Millennials. Why mixed-use buildings are becoming popular in Cedar Rapids, Iowa City

By Steve Gravelle, correspondent Aug 27, 2017 at 6:46 am | Print View It’s changed the face of central Cedar Rapids , driving post-flood development in the New Bohemia and Kingston neighborhoods with new and reclaimed properties. In Iowa City, its backers see it as a way to downtown vitality. “From a community’s point of view, you get a more broad-based neighborhood,” said B.J. Hobart, managing member and co-owner of Hobart Historic Restoration of Cedar Rapids. The suburban single- family home isn ’t going away, but so-called mixed-use projects incorporating residential and retail, commercial and sometimes even light-industrial spaces in the same or adjoining buildings offer different options to residential and business tenants. In some places — think dense urban neighborhoods and small- town main streets with apartments above ground-floor retail shops — mixed-use patterns never went away. Mixed-use is especially appropriate in Iowa City’s central neighborhood...

As real estate development has started to pick up across the region, many developers are designing buildings to accommodate these needs with amenities that make living in a smaller space easier , such as a skinnier dishwasher, a combined washer-dryer an...
