And that total is expected to be even higher during the push to complete construction of the $862. 9 million sports and entertainment complex by early September, based on the monthly data compiled by the city agency monitoring the workforce agreements on construction sites, said Portia Roberson, director of the city’s Office of Human Rights. In a hot downtown apartment market , many developers are asking: Should I sell or refinance? A group led by Chicago developer John Buck recently picked the latter, taking out a $150 million mortgage on Mila, a new 41- story apartment tower near Millennium Park. The move generated a big payday for Buck and its partners, allowing them to pull about $60 million out of the property without selling it. Like homeowners who extract cash from their homes by taking on more debt, developers and landlords can use cash-out financing amid rising property values to pocket big profits . For some developers, it's an especially appealing move because they can borrow so much more against an occupied property than they can against an unbuilt construction project . It also helps that lenders are so high on apartments, offering plenty of choices and good loan terms for landlords. A skyscraper that would be the tallest residential building in California has been proposed for downtown Los Angeles as the neighborhood’s housing boom rolls on. Crescent Heights , a Miami-based developer, submitted a proposal to the city Planning Department this week to build a 70- story apartment building that would stand out in size and design amid the rapidly growing South Park district east of Staples Center,  the Los Angeles Times reported Friday . The 810-foot building with 794 units would be the third-tallest in Los Angeles behind the recently opened Wilshire Grand hotel and office tower and the U.S. Bank Tower office building completed in 1989. Last year, Crescent Heights completed Ten Thousand , a 40- story luxury apartment complex on Santa Monica Boulevard on the edge of Century City. That's the idea for the Fountainhead development , which would be built on the parcel north of Columbia Street, east of Bermuda Avenue and west of Central Avenue. The development plan calls for 648 apartments. Several other apartment complexes already are in the area. The $53 million development has been in the planning stages since 1990 and gained the city's approval in September 1992. But a year ago, the state held up the development because of traffic concerns. With the recent sale of the building to Intervest owner Steve Nail , that project — tentatively named Preservation Crossing — is back on track. "Mr. Nail held rights to the property through legal option for more than four years," said Andrea Saffle, executive director of the  Historic Hattiesburg Downtown Association . "Now, the sale is complete, and we are excited at the prospect of getting this project underway ." Aug. 21--W. W. Grainger, an industrial supply firm , plans to move the functions of its Northbrook facility by July of 2018, a spokesman confirmed Friday . But the business' move away from Northbrook could have a significant positive effect on the future of the village's downtown, officials say, with a similar move possibly also helping Niles redevelopment plans . Grainger's Joe Micucci confirmed the closure of both the Niles and Northbrook Grainger locations . He said about 400 people work in Northbrook, and 100 in Niles. All functions would move to Grainger's main headquarters in Lake Forest or another facility in Janesville, Wisc. The move comes about a year after Grainger expanded its Northbrook parking lot to bring more inside sales staff on board, he said. Micucci said that no staff reductions would be made among the Northbrook staff, "and if any are made, they'll be in Niles." He said that the changes were designed mainly to bring more people ...

New building with apartments, retail space planned in downtown Fargo

The $13. 5 million Dillard project is scheduled to break ground in October and be completed in spring 2019, Deb Wendel-Daub, a Kilbourne project manager , said Wednesday, Aug. 23. The construction site is now a parking lot owned by the Dillard family but had once been home to row houses and a lumberyard, according to Kilbourne. Like many parking lots, it's not appealing to pedestrians and the new building is intended to change that. The Renaissance Zone Authority on Wednesday recommended tax exemptions for the project worth $967,000 over five years. After the incentives expire, Kilbourne estimates it would pay $202,000 a year in property taxes. The parking lot now pays $2,400 a year. Because the area is also part of a tax- increment financing district paying for a city- owned parking ramp that the developer finished in June, the taxes would go towards the ramp. Everyone is freaking out over San Francisco astronomically high rent prices right now when Seattle real-estate isn’t that far behind. I was walking down the street once in the university district around the University of Washington when I saw construction being built. And then more construction. And then MORE construction down the block. Ridiculous. Looking at a half-torn up flyer, the prices for these new apartments coming out in 2015 were around 1300 per bedroom for a two bedroom apartment ! I quickly went home and started trying to figure out how fast rent was rising in Seattle. One fun way to do this was by working on a project that I have since put off for school back in November. Since reliably the best place to find apartments has been on Craigslist, I created a script using Scrapy to grab listings of apartments on Seattle craigslist and filtered them for the zipcodes within the Seattle boundaries . After the speeches, after the ribbon-cutting, after the cheering at the UConn Hartford branch on Wednesday, Roger Gelfenbien stood on the platform overlooking the main atrium and blurted out an odd recollection. “I had a great career coming out of this thing,” Gelfenbein said. “This is where I went to school.” Huh? Classes start at the new campus Monday and Gelfenbein, 74, is long retired from the roles that made him one of Hartford's highest- profile civic leaders and business executives. Gelfenbien has three connections to the UConn Hartford campus . In all three, he can rightly claim he went to school there. And even though he didn’t have a public role in the festivities, it’s possible the $140 million project would never have happened without him.
