A Week of Mining Seattle's Craigslist Apartment Pricing

Everyone is freaking out over San Francisco astronomically high rent prices right now when Seattle real-estate isn’t that far behind. I was walking down the street once in the university district around the University of Washington when I saw construction being built. And then more construction. And then MORE construction down the block. Ridiculous. Looking at a half-torn up flyer, the prices for these new apartments coming out in 2015 were around 1300 per bedroom for a two bedroom apartment ! I quickly went home and started trying to figure out how fast rent was rising in Seattle. One fun way to do this was by working on a project that I have since put off for school back in November. Since reliably the best place to find apartments has been on Craigslist, I created a script using Scrapy to grab listings of apartments on Seattle craigslist and filtered them for the zipcodes within the Seattle boundaries . MBJ: Goll House apartment tower proposal gets first city endorsement of 2017

The Milwaukee Plan Commission in June 2016 held a hearing on the $55 million project, and ended up with a tie vote. Monday’s meeting of the commission, which again had a lengthy public hearing , ended ultimately with a 4- 1 vote endorsing the development. Madison- based Palisade Property Management is seeking city approvals for a 27- story apartment building with 192 apartments atop the Lake Michigan bluff at 1550 N. Prospect Ave. “I believe this is a truly unique site, one of the best in the city, and what we have proposed is the highest and best use of the site,” said Chris Houden, who operates Madison- based Palisade Property . As with last year, Palisade faces opposition from people living in the 1522 On The Lake condo building south of the development site. In a hot downtown apartment market , many developers are asking: Should I sell or refinance? A group led by Chicago developer John Buck recently picked the latter, taking out a $150 million mortgage on Mila, a new 41- story apartment tower near Millennium Park. The move generated a big payday for Buck and its partners, allowing them to pull about $60 million out of the property without selling it. Like homeowners who extract cash from their homes by taking on more debt, developers and landlords can use cash-out financing amid rising property values to pocket big profits . For some developers, it's an especially appealing move because they can borrow so much more against an occupied property than they can against an unbuilt construction project . It also helps that lenders are so high on apartments, offering plenty of choices and good loan terms for landlords. A skyscraper that would be the tallest residential building in California has been proposed for downtown Los Angeles as the neighborhood’s housing boom rolls on. Crescent Heights , a Miami-based developer, submitted a proposal to the city Planning Department this week to build a 70- story apartment building that would stand out in size and design amid the rapidly growing South Park district east of Staples Center,  the Los Angeles Times reported Friday . The 810-foot building with 794 units would be the third-tallest in Los Angeles behind the recently opened Wilshire Grand hotel and office tower and the U.S. Bank Tower office building completed in 1989. Last year, Crescent Heights completed Ten Thousand , a 40- story luxury apartment complex on Santa Monica Boulevard on the edge of Century City. The Newport Beach- based real estate investor and developer is said to be involved with a consortium of developers and homebuilders that’s bidding for a large portion of land now up for sale at Playa Vista, a nearly 1,100- acre neighborhood located near the San Diego (405) and Marina (90) freeways. The land said to be up for sale runs about 100 acres and in total could sell for more than $200 million, according to real estate sources . Irvine Co. is interested in taking over a portion of that land, which could hold roughly 1,500 apartments, sources said.
