Historic preservation is not the bogeyman for finding cheap apartments in DC

Image
Today's Post has an article, "The new housing market: Why it’s so hard to find a cheap apartment in Washington, D.C.," with this line about strategies for producing more and lower cost housing : In D.C., you could even ditch the large historic districts that make it extremely difficult to build anything substantial in many desirable neighborhoods. Too bad it's wrong.  (The article doesn't say all that much considering.) The reason that it's hard to find cheap apartments in DC, is that relative to demand, there is lack of inventory. But it's not because of historic districcts. It's because historically, DC had been a small city relatively speaking, and not an industrial city, which would have led to the construction of more and higher capacity apartment buildings and tenements. Instead, especially in the late 1800s and into the early part of the 1900s, mostly single family housing (rowhouses) was constructed in those inner city neighborhoods th...

Madisonville protests 'low income' apartments | News

New housing in Madisonville dominated the town’s August meeting as a group has come out against construction on Willow Creek Drive . Hall Investments is the company behind the construction and controversy over the building of “low income” apartments started when talk spread that Sweetwater, which has some of the apartments close to Interstate 75, was not happy with the end results. Maurice Moser, a former principal and teacher and the current transportation director for the Monroe County School System , was the spokesperson for those opposing the apartments, telling the Madisonville Mayor and Aldermen that he wanted the town to do whatever it could to stop the project. “ Blount County turned him (Gary Hall) down,” Moser said. “ Monroe County Mayor Tim Yates wants nothing to do with it, and now Sweetwater is regretting letting him build over there.” Moser said apartments such as this can “wreck a school system ” when outside families with children come into the area...

A Week of Mining Seattle's Craigslist Apartment Pricing

Image
Everyone is freaking out over San Francisco astronomically high rent prices right now when Seattle real-estate isn’t that far behind. I was walking down the street once in the university district around the University of Washington when I saw construction being built. And then more construction. And then MORE construction down the block. Ridiculous. Looking at a half-torn up flyer, the prices for these new apartments coming out in 2015 were around 1300 per bedroom for a two bedroom apartment ! I quickly went home and started trying to figure out how fast rent was rising in Seattle. One fun way to do this was by working on a project that I have since put off for school back in November. Since reliably the best place to find apartments has been on Craigslist, I created a script using Scrapy to grab listings of apartments on Seattle craigslist and filtered them for the zipcodes within the Seattle boundaries . I manually ran the script for about a week and after filtering out duplicate p...

Brainstorming ideas to get perks of a "centrally located apartment" for cheap (in DC)

I am trying to think of a less expensive way to get some of the benefits of having a nice, centrally located apartment . For example, I like saving money on a cheaper place to live. I try to tell myself with the thousands I'm saving, I can afford to take more girls on dates, can pay for more cabs, and can afford flights to South America and Asia and so on, but the truth is there are just some situations that you cannot experience in your day to day life without having access to a nice apartment in a great location. I even remember in a thread about the strongest part of everyone's game, Roosh quipped that his was his " centrally located apartment ." It's common knowledge that logistics is an essential part of getting fast sex with hot girls. "Hey, want to go for a walk?" "Let's get some fresh air" "Wanna go outside for a bit?" "Let's just drop by my place for a quick drink - my apartment is two blocks from here" etc...

But Labra, her husband and their two children didn't get pushed out of Cully, their North Portland neighborhood . They were able to stay by m...

Saxony blaze displaces students · The Badger Herald

An early morning fire on Dec. 26 forced residents from Saxony Apartments, 305 N. Frances St. The Madison Fire Department rescued four residents from upper floors, and no injuries were sustained. A resident reported the fire, which mostly affected the lobby area, at 4:20 a.m. No cause has been established, but sources suspect the fire may have been set intentionally. After a brief eviction, residents were allowed to return to their apartments to gather their belongings before the building was closed until Jan. 18. “All the students moved out and we are moving them back in on the 18th. They did get one month’s free rent for their inconvenience,” Mary Gomaz, Saxony manager said. “We have worked very hard to get them back in time for school.” The building houses mainly international UW- Madison students — most of which were away for the semester break. Madison Fire Department Public Information Officer Bernadette Galvez said in the incident report it was opportune the fire occurred whi...

CommonBond pioneers a new way to finance affordable housing

CEO Deidre Schmidt of CommonBond Communities, Minnesota’s largest owner and manager of affordable housing , just paid $16 million to buy a 112- unit Apple Valley apartment complex that the organization intends to preserve for its working-class tenants at a time when for-profit owners are scooping up rental units, adding amenities and hiking rents — causing a housing crisis for some amid a red-hot market. And CommonBond did it without any government subsidy. That’s very rare in a business where nonprofit owners such as CommonBond, PPL and Aeon, who house and provide support services to the working poor and first-generation immigrants, often need public assistance to subsidize rents or buy down a mortgage on a new development or purchase-and-rehabilitation project that might otherwise be acquired by an owner aiming for an upscale clientele. However, government resources for affordable housing are limited for assisting the crowd of maintenance and day-care workers, beginning teachers a...
