East Falmouth 40B Brings Out Affordable Housing Stereotypes | Falmouth News

Plans for a Chapter 40B development on Brick Kiln Road sparked tension between members of the Falmouth Zoning Board of Appeals and the public last Thursday, August 17, when some neighbors voiced concerns about the perceived negative impacts of having affordable housing in their neighborhood. The proposed rental development , named Brick Kiln Place , would include 20 units contained in 10 ranch- style duplex buildings on 3.66 acres of land. Developers John J. DeSangro and Dana J. Wessell of Northstar Construction, doing business as Northstar Place , LLC, submitted plans for the project in January. The proposed development is unofficially located at 123 Brick Kiln Road , and would sit between two residential subdivisions on Sophie Lane and Jamie Lane, built between 1960 and 2000. Zoning consultant Stephen O. McKenzie, representing Northstar Place , noted that Mr. Wessell and Mr. DeSangro live off Brick Kiln Road themselves, and chose to build the affordable housing development...

Historic preservation is not the bogeyman for finding cheap apartments in DC

Today's Post has an article, "The new housing market: Why it’s so hard to find a cheap apartment in Washington, D.C.," with this line about strategies for producing more and lower cost housing : In D.C., you could even ditch the large historic districts that make it extremely difficult to build anything substantial in many desirable neighborhoods. Too bad it's wrong.  (The article doesn't say all that much considering.) The reason that it's hard to find cheap apartments in DC, is that relative to demand, there is lack of inventory. But it's not because of historic districcts. It's because historically, DC had been a small city relatively speaking, and not an industrial city, which would have led to the construction of more and higher capacity apartment buildings and tenements. But Millennials are now the largest generation and, after a decade of moving away from New York’s metro Long Island region , they are beginning to stick around. The number of people aged 20 to 34 living on Long Island rose 7 .6 percent from 2010 to 2015 according to a report released by Long Island Association in June. Seeking to meet demand, city expands tax exemption for multifamily housing

Hoping to tie a surging demand for more apartment units in Spokane with a desire for density, the Spokane City Council approved changes to a city tax law this week aimed at spurring construction of more multifamily housing structures . The changes to the Multiple Family Housing Tax Exemption expand the boundaries where the exemption can be used, and aligns the boundaries with land identified by the city to be prime for denser development. The changes also increase the income levels required under the exemption. “This will help us to continue building the city from the core out,” said Councilwoman Candace Mumm . The exemption applies to the construction or rehabilitation of a building that has four or more living units. Under the exemption, the land is fully taxed, but any new improvements related to housing are exempt from property taxes. After the exemption ends , taxes are paid on the property’s full value. D.C. officials found that the house where they rented rooms had not been inspected and was not licensed for rental. Cities across the country grapple with how to detect illegal apartments, experts say. The fire that sent flames shooting through the roof of a three-story rowhouse near Dupont Circle started on the first floor, investigators found . An electrical short sparked in the landlord’s living room, and the blaze raced upward in the historic house. Four people were inside. Nina Brekelmans awoke in the burning building and called 911, according to a lawsuit filed by her family. Firefighters arrived minutes later, but by the time they were able to reach her and her housemate Michael McLoughlin , it was too late.
