Historic preservation is not the bogeyman for finding cheap apartments in DC

Today's Post has an article, "The new housing market: Why it’s so hard to find a cheap apartment in Washington, D.C.," with this line about strategies for producing more and lower cost housing : In D.C., you could even ditch the large historic districts that make it extremely difficult to build anything substantial in many desirable neighborhoods. Too bad it's wrong.  (The article doesn't say all that much considering.) The reason that it's hard to find cheap apartments in DC, is that relative to demand, there is lack of inventory. But it's not because of historic districcts. It's because historically, DC had been a small city relatively speaking, and not an industrial city, which would have led to the construction of more and higher capacity apartment buildings and tenements. Roosevelt Square developers hope to build two apartment buildings that would have 120 for-rent units. By Susan S. Stevens Roosevelt Square ’s developer, Related Midwest , hopes to build two apartment buildings providing 120 for-rent units. In its plans, the company increased the proportion of market rate apartments to 80%, with the remainder affordable or low- income housing . The previous proportion was 75% to 25%. Related Midwest also changed the exterior designs. Opposition to the apartment buildings has stalled construction since mid-2010. The company announced the 80/20 mix a meeting in April. In a hot downtown apartment market , many developers are asking: Should I sell or refinance? A group led by Chicago developer John Buck recently picked the latter, taking out a $150 million mortgage on Mila, a new 41- story apartment tower near Millennium Park. The move generated a big payday for Buck and its partners, allowing them to pull about $60 million out of the property without selling it. Like homeowners who extract cash from their homes by taking on more debt, developers and landlords can use cash-out financing amid rising property values to pocket big profits . For some developers, it's an especially appealing move because they can borrow so much more against an occupied property than they can against an unbuilt construction project . It also helps that lenders are so high on apartments, offering plenty of choices and good loan terms for landlords. The build out at Colonial Grand at Randal Lakes continues , with ground soon to be broken on 314 apartments in 21 two-story buildings. The $1.1 million project will double the size of Colonial Grand at Randal Lakes, a lakefront community whose first phase of 300 apartments was built several years ago, located to the east of the Lake Nona border and directly south of Sun Blaze Elementary School . Demand to live in the burgeoning area is driving the project, which is expected to begin next month on 26.3 acres and be completed in about 18 months. The apartment project includes four building types, single-story clubhouse, cabana, cigar bar, maintenance garage, four- bay detached garages as well as integrated main-level garages, dog park and community pool. Apartments, retail planned next to Transit Road senior housing

The owners of the Fox Creek Estates senior apartments in East Amherst plan to build a mixed-used development of apartments, offices and retail space next to their Transit Road property . Two three-story buildings are proposed at 9540 Transit Road , north of Casey Road. The same partners behind the 9540 Transit site own the townhomes just to the south at 9512 Transit and the senior apartments at 9500 Transit, said Sean W. Hopkins, the owners' attorney. The applicant, Fox Creek Estates III LLC , is seeking to rezone about 1.8 acres of the 6.8-acre suburban-agriculture site for the buildings and parking spaces, leaving most of the north portion that runs along a neighboring subdivision permanent open space . The first floor of each building would house retail and office space, and the second and third floors would hold 38 apartments total . The Amherst Planning Board could take up the rezoning request in August.
